By Chris ParksWhether you have already hired an agent or getting ready to, you need a marketing plan! Remember there is more to the real estate selling process than simply having seller representation and finding the buyer. Your real estate agent will handle the negotiation process, the contract and addendums, the contingencies, inspections, scheduling, etc. I still would not sell or buy a house without a real estate agent.
Even if your house has been on the market for some time, there may be reasons for this that are beyond your agent's control. Sometimes, regretfully, it is the homeowner's fault. Have you done all you can to make your house marketable?
Even a "really good" real estate agent may not be the best person for today's real estate market. you need to be extra careful who you hire and for how long. Many real estate agents are looking for 12 month listings. What makes one house sell in 30 days, while the house across the street is still on the market?
As someone who wants to sell their house quickly, that's ludicrous! Six months, MAYBE; 12 months NEVER! Sign a six month listing agreement and if you feel that the agent is doing a good job, then tell him/her that you will give them a 6 month extension (and stay true to your word). However, if they have not performed as you had originally expected and if they have not done all that they said they would then you are not committed to them for a full year.
