One of the best services your realtor can provide is helping
people stage or present their home in the best possible light so
that they can get top dollar. They are always looking for great
resources to help their clients make sure they are doing
everything they can to make their home look like warm and
inviting.
A few years ago it was also a buyers' market in my area.
Buyers
could pick and choose properties and make ridiculously low offers
because there were too many houses on the market.
One of the most valuable things you can do to get the best price
for your home is to improve it's curb appeal. Real Estate Agents
often give prospective home buyers lists of homes for sale to
consider. Buyers then drive by the homes and tell their agent
which houses they want to tour. So that first impression is
critical to getting someone inside your home to consider buying
it!
We listened to our agent. We cleaned the house, we waxed the
floors, we cleaned the ceiling light fixtures, we got everything
out of the house except the necessities, we refinished moldings
and doors, we repainted, we did it all. We also cleaned up
the yard and planted some nice flowering trees, added a large
front porch and leveled out the yard and added additional grass
seed to fill in the brown and dried patches. We worked for
three months preparing our house to be shown and spent about $300
(mostly on the trees).
We put our house on the market on September 29, 2005. On
September 30, 2005, we had two showings and the next day we
received a full price offer. That's right, no haggling, no
negotiating; we got exactly what we listed the house for.
Our house sold in TWO DAYS all because we listened to our agent
and did the work required to make our house stand out.
